The Principals of SunSpring have a rich history of developing real estate throughout the Southeast. They have been involved in a variety of developments in Georgia, Florida, North and South Carolina and Tennessee; these include large master planned communities, residential neighborhoods, grocery anchored shopping centers and free standing pharmacies.

Kevin Reece

Principal & CEO

Kevin Reece, a principal and CEO of SunSpring Partners, Inc., has been involved with real estate development and finance for over 25 years. As the owner of a multi-faceted real estate company, Kevin has been instrumental in bringing uniquely positioned commercial, residential and mixed used developments to fruition throughout the southeast.

Kevin began his career in Atlanta in the 1980’s as a CPA with Touche Ross & Co., a national CPA firm, providing consulting services to the real estate industry in syndications, partnership structures and partnership finance. Subsequently, he assumed executive positions in real estate companies, leading efforts in development management, major tenant relationships, investment analysis and equity/loan ventures. Later, Kevin would own his own retail property company and become an Asset and Portfolio Manager overseeing over 4 Million square feet of retail space for institutional clients such as General Electric, AETNA, MONY, and Mass Mutual.

For over 20 years now, Kevin has focused his attention on his own companies, building a portfolio of residential, retail, office, hospitality and mixed-use properties. His companies have designed and/ or developed residential communities through the southeast, consisting over more than 9,000 lots. The developments have ranged from small urban tracts to large master planned communities with state of the art amenities. These developments have sold lots to national, regional and local home builders in addition to selling lots to the home building division of his company which built more than 900 homes. Kevin has directed the development of several million square feet of shopping centers and has strong relationships with national tenants such as Publix and CVS. Kevin’s company also worked in the hospitality category having development and ownership history with both Hilton and Marriott.

Kevin was an organizing director and Chairman of the Board for SouthBank in north Atlanta, leading growth to $150 million in assets. He also previously served as a holding company director of another publicly traded $2.5 Billion dollar bank. Kevin has continued involvement in a volunteer capacity with a variety of Christian and nonprofit organizations. He has volunteered in many board and leadership roles and been on staff with Fellowship of Christian Athletes and North Point Ministries.

Kevin is a graduate of the University of Georgia with a Bachelors and Masters Degree in Accounting.


Dave odom

Principal & president

Dave Odom, a principal and President of SunSpring Partners, Inc., has been actively involved in the real estate development industry throughout the Southeast for over thirty years. Acting either as a principal in various development entities or as a consultant, Dave has established a reputation of success in the acquisition, design, entitlement and construction of projects ranging from small residential communities to large master planned developments.

Dave began his career building custom homes in the Atlanta area during the early 1980’s, he expanded into the commercial and industrial side of the business, and ultimately became focused on development by the mid 1990’s. Since that time, he has developed residential neighborhoods, retail and office tracts and multiple mixed use communities in various southeastern markets. Dave has worked in conjunction with various partners over the years, but has predominantly been associated with his partner in SunSpring, Kevin Reece.

Dave is involved with all aspects of real estate development including sourcing suitable properties, planning and acquisition of necessary entitlements, engineering and permitting, financing, site construction and covenants and owners’ associations. Over the years, he has acquired the knowledge and experience to create desirable, economically viable projects. The projects that Dave has been involved in have frequently received accolades and have had stellar sales records. Over the years Dave has been involved in the development of more than one thousand residential lots and has been instrumental in the creation of twelve master planned communities. Additionally, Dave has expertise in the sales and marketing of the resulting developments.  His experience lends itself to the creation and management of sought after, dynamic projects that bring together a mix of residential styles and price points within neighborhoods that provide easy access to shopping, dining and work.

Dave is a graduate of Clemson University and a licensed General Contractor, a member of the International Council of Shopping Centers and is a licensed commercial airplane and helicopter pilot. 


KEVIN GUERRERO

VICE PRESIDENT OF OPERATIONS

Kevin Guerrero serves as Vice President of Operations at SunSpring Partners. Kevin has more than 16 years of experience in the residential building industry. As VP of Operations, he oversees the management of purchasing, estimating, product design, production and warranty departments for the Atlanta market.  

As a member of the SunSpring Partners senior management team, Kevin administers and coordinates operational activities for our residential communities.  These activities include establishing operational policy, ensuring regulatory compliance with onsite safety and erosion control, improving production cycle on new construction homes and management of direct construction cost.  Kevin works to ensure quality product and exceptional customer service. 

Kevin’s past experience includes being the VP of Operations for an Atlanta production builder, where he was responsible for implementing capital vision as well as formulating construction plans. Additionally, Kevin was responsible for executing construction plans, defining scope, identifying resources for project s and managing and supervising a construction team. Kevin has been involved in the due diligence process by providing cost estimates for potential projects. Kevin’s past experience also includes Purchasing and Production Manager where he managed 7 new multi-million dollar projects simultaneously from development through final construction. Additionally he negotiated with and hired qualified vendors and suppliers and managed the timely transition of job starts from estimating to the field.

Kevin holds a Bachelor of Science degree from Liberty University and a Masters of Business Administration from Mercer University’s Stetson School of business.


kristen lewis

project manager

Kristen Lewis works in a project management and marketing capacity for SunSpring Partners, Inc. She has been in the real estate field in a variety of capacities for more than 10 years.Most recently Kristen worked as Project Coordinator for the retail business development division of Jones Lang LaSalle Americas, Inc. In this position she had responsibility for a wide range of projects including preparing new business proposals, the creation of marketing materials, management of existing marketing materials and creating presentations that were used both internally and externally.Kristen began her career working for a residential real estate developer. She began in an administrative position while in college and upon graduation became Research Manager where she utilized a variety of techniques to gather information about markets throughout the Southeast to assist in purchasing new sites and marketing existing developments. This position evolved into Land Acquisitions Manager where she was responsible for locating potential development sites, performing due diligence and preparing contracts and other documents. Finally, she worked as Project Manager where she managed a variety of different projects related to both residential and commercial real estate including HOA management, marketing materials, land closings and data management.

Kristen holds a Bachelor’s degree in Psychology from Kennesaw State University.
